1. Approval & Disclosure Tenant must submit a pet application for each pet (breed, weight, age, vet records, vaccination proof, spay/neuter status). Landlord reserves the right to approve or deny pets based on history, breed, temperament, or property fit. Tenant must not bring any pet into the property without prior written approval. 2. Types, Number & Size Restrictions Only domestic cats and dogs are allowed (no exotic animals, reptiles, or farm animals). Maximum 2 pets unless otherwise approved in writing. Landlord may refuse or require additional screening for aggressive breeds or animals with a history of harm. 3. Pet Fees, Deposits & Rent Tenant agrees to pay a pet deposit of $400 per pet. $150 non refundable and $250 refundable. Tenant agrees to pay monthly pet rent of $30 per pet per month for the duration of the lease. 4. Tenant’s Responsibilities & Rules Tenant must clean up pet waste (in yard, common areas) promptly and dispose properly. Pets must not roam unleashed, disturb neighbors (noise, barking), or be allowed to damage property. Tenant is responsible for all pet damage (stains, odors, scratching, chewing, holes, pests). At move-out, addition carpet cleaning fee may apply. Tenant may be required to pay for pest treatment (e.g. fleas, ticks) if infestation is due to pet. Tenant must keep pets current on licensing, vaccinations, and control (e.g. flea, tick, heartworm) and present proof on request. Landlord may require periodic inspections (with proper notice) to check pet-related damage or conditions. 5. Deposit Return & Deductions Within 30 days after tenant vacates (or 15 days after receiving forwarding address), Landlord will return any refundable portion of the pet deposit, minus any deductions for damage or cleaning. Any deductions must be itemized in writing and documented (receipts, photos). Normal wear and tear (e.g. minor scuffs, light carpet wear) shall not be deducted. Only damage beyond wear and tear is chargeable. 6. Move-In / Move-Out Inspections Prior to tenant move-in, Landlord and Tenant will conduct a walk-through inspection and document existing conditions (photos or a signed checklist). At move-out, a final inspection will compare condition and assess any pet damage. 7. Violations & Remedies If Tenant violates any pet rule (e.g. unauthorized pet, property damage, nuisance), Landlord may impose remedies including requiring pet removal, assessing damages, or lease termination (if severe). Tenant remains liable for all damages and costs even beyond the deposit. 8. Miscellaneous This Pet Addendum is part of the lease, and where conflicts exist, this addendum prevails. Landlord may require Tenant to carry renters insurance that includes pet liability coverage. Any waived rights (e.g. permitting a pet outside the usual rules) must be in writing.
