Security Deposit

At the time of signing this Agreement, Tenant must pay to Landlord a security deposit in the amount of $2,595 (the "Security Deposit") of which $2,595 will be refundable subject to deductions and terms of this Agreement. Landlord may use such amounts as are reasonably necessary to remedy Tenant's default in the payment of rent, damages from breach of the lease, repair damages to the Property exclusive of ordinary wear and tear, and to clean the Property if necessary. If used for any of the aforementioned purposes, Landlord will provide Tenant with a written accounting of the deductions. Landlord will refund Tenant the balance of the Security Deposit after such deductions, together with an itemized list of deductions, within the time required by Utah Code Section 57-17-3. The Security Deposit shall not become automatically non-refundable due solely to early termination; however, Landlord may apply the Security Deposit to unpaid rent, damages, cleaning, early termination charges, etc...
