ADDITIONAL

This home has a nice private outdoor patio area with a view of the mountains. The backyard, larger than many others in the subdivision, has a small area for a vegetable garden. Tenant is responsible for mowing the lawn and upkeep of the backyard. The HOA makes this home worry-free, since the HOA takes care of snow removal and mowing of grass in frontal areas of the home. HOA fee is included in rent, which consists of: water, sewer, snow removal and garbage fees.

The automatic backyard sprinkler system is controlled by a central control box mounted on the back wall of the home.

Utilities

Renter pays for electricity and gas/heat and cable/internet (all of which will be in the renters name). No installation of additional satellite dishes is permitted. Two have already been installed on the roof.

Credit and Background Check

Landlord requires a background/credit check, paid for by Applicant, which is non-refundable. Good to excellent credit is required. No bankruptcies, please. Good credit is, statistically, related to timely payment of rent and upkeep of rental properties by tenants and responsible tenant behavior.

Lease: The rental contract does not permit subleasing of individual rooms by Tenant. A minimum 12 month lease is required. Rent is due on the first day of the month with a three-day grace period.

Additional--Good Property Location

 The home is well-located, near supermarkets, healthcare providers, and restaurants. Skiers will like the location of the property, since iSnow Basin Ski Resort is about six miles away, Powder Mountain seventeen miles away and Nordic Valley eleven miles distant.  Pineview Reservoir and Causey Reservoirs are located a short distance away. Fishermen will like the location because of the property's close proximity to those reservoirs and local rivers.

Trailhead of a pleasant nature trail is located about two blocks away.  A quiet stroll along the path may be just the thing for relaxation and solitude. This beautiful area located in a small valley, shady in places, with a wetland located in the center. Strollers may hear pheasants,  the coo of doves or the songs of robins and the twitter of red-winged blackbirds.

Ogden Athletic Club is located six tenths of a mile away near the foot of the nature trail.  A water park is located south of the club between the nature path and water park.  The trail may be accessed from the trailhead down the street from the home or from the lower area near the water park.

Hill Air Force base, visible from certain areas of the neighborhood, is about 3.5 miles from the home. This is convenient for air base civilian employees and military personnel. 

Renter Insurance

Renter is required to maintain renter insurance for $ 300,000 public liability and $ 50,000 property damage.
