Lease: The rental contract does not permit subleasing of individual rooms by Tenant. A minimum 12 month lease is required. Rent is due on the first day of the month with a three-day grace period.
Additional--Good Property Location
The home is well-located, near supermarkets, healthcare providers, and restaurants. Skiers will like the location of the property, since iSnow Basin Ski Resort is about six miles away, Powder Mountain seventeen miles away and Nordic Valley eleven miles distant. Pineview Reservoir and Causey Reservoirs are located a short distance away. Fishermen will like the location because of the property's close proximity to those reservoirs and local rivers.
Trailhead of a pleasant nature trail is located about two blocks away. A quiet stroll along the path may be just the thing for relaxation and solitude. This beautiful area located in a small valley, shady in places, with a wetland located in the center. Strollers may hear pheasants, the coo of doves or the songs of robins and the twitter of red-winged blackbirds.
Ogden Athletic Club is located six tenths of a mile away near the foot of the nature trail. A water park is located south of the club between the nature path and water park. The trail may be accessed from the trailhead down the street from the home or from the lower area near the water park.
Hill Air Force base, visible from certain areas of the neighborhood, is about 3.5 miles from the home. This is convenient for air base civilian employees and military personnel.

Security Deposit
Full deposit is refundable in 30 days after Tenant leaves, provided no repairs are necessary and the home is left in clean and presentable condition. That means the property must be returned to Landlord in as least the same condition Renter received it. If Tenant is unable to clean the property adequately, Landlord will hire a housekeeping service and deduct the cost from the security deposit. The backyard and garden must be returned to Landlord in same or better condition than when Renter received it. Broken items, such as blinds, burned out lightbulbs etc will be deducted from deposit.
