Beautiful, big, open basement apartment in a quiet, newer neighborhood in Pleasant Grove. Neighbors are great and the area is very safe.
The open concept kitchen, living room, dining room! Nice big space! The kitchen has a walk in pantry, a large kitchen island, stainless steel appliances, dishwasher and LED recessed lighting, and soft close cabinets.
The apartment has it's own private laundry room with washer and dryer hook ups. We MAY have a washer and dryer you can use but we need to see if they are still working. You may need to bring in your own.
The hallway and bedrooms are carpeted. They have nice sized closets and the rooms let in a lot of light.There is one bathroom with a standard tiled shower/tub combo.
There is an extended driveway for you that wraps to the back of the house where your separate entrance to your apartment is located so you can park close to your stairs! Helpful when you have a handful of groceries!
High school, Rec center, and pool are a one min drive away. Lots of great parks nearby!
Freeway is only 7 min away. 13 min to UVU. 20 min to provo. Walmart, Smiths and Macey's are all within 4 min drive.
We have a fenced in backyard which you'd be able to access anytime. We do have 2 dogs, Chip (golden doodle) and Joanna (aussie). We also have chickens. You are welcome to some eggs!
Our family will be living in the main house upstairs with some of the basement space being ours. We are family of 5. My husband and I both work full time and our kids are school age (5th, 9th, 10th grade) which means they will be at school during the day during the school year. We have been both landlords and tenants. We have been through some awful situations as both landlords and renters. We are looking for high quality renters. This apartment would be great for a couple who would enjoy a cute quiet neighborhood.

Utilities: $0 which includes internet, water, electricity, heating and air. (you must provide a router for the internet)
Deposit: $1000 at the time of move in due. $150 non refundable for cleaning at move out.

We are looking for at least a 1 year lease. 2 years or more preferred.
Our Tenant Qualifying Criteria is as follows:

- Copy of a photo ID
- No prior evictions
- Has previous positive rental experience (previous 2 landlords to be contacted)
- Has no criminal record ( minor infractions will be considered)

We most likely won't accept pets but if you would be willing to put down an extra deposit that would allow for new carpets and repairs possibly needed, plus pay $100 extra a month per pet, we might consider pets on a case by case basis. Pet deposit would be refundable if the apartment didn't have any damage.
