This is a brand new home, and a family is currently living there right now. They will be moving out by the end of May. All of the appliances are GE and brand new.

The apartment is close to the elementary, middle, and Provo High School within walking distance or in the bus pickup area. It's a great location for families and very safe.

There is a backyard for pets or tenants to enjoy. The apartment is in a beautiful neighborhood with mountain views all around.





Tenant is responsible for 40% of the monthly utility costs.

A maximum of two vehicles may be parked on the property per day. (There will be a driveway to park one of the vehicles). Do NOT park by the neighbor's house.

Guests with a vehicle may stay for up to one week within a six month period.

Please notify the landlord if you have any visitors staying longer than three days.

Observe quiet hours 10pm to 7am Monday to Sunday.

This is a brand new house. A family is currently staying until the end of May. You may look at the blueprints of the picture file. All appliances are LG brand new. You may have a tour of the house starting June 5.

TENANT RESPONSIBILITIES:
A.    Tenant shall maintain the premises in a clean and safe condition and shall beresponsible for any damages beyond normal wear and tear resulting from actions of Tenant(s) or by his/her invitees or guests.
B.    Tenants shall not paint or otherwise modify the premises without prior written consentof Owner.
C.    Tenants shall not remove appliances or fixtures belonging to Owner without prior written consent of Owner.
D.    Tenants shall properly dispose of all garbage, maintain appliances, fixtures, equipment in a reasonable manner.
E.    Tenants shall be responsible for cleaning air filters at minimum every 60 days with pets or subject to 75 dollars fine plus cost of the replacement.

G.    Tenants shall maintain the structure and the surrounding grounds, yard and commonareas and keep sidewalks and driveways clear of snow and ice.
H.    Tenants may at their own expense install a home security system to include anelectronic touchpad in place of locks and provide an Owner code.
I.    As enumerated previously Tenant is responsible for all utilities and as such, shallprovide sufficient watering of lawn, bushes, flowers, and trees to ensure they are maintained.

OWNER RESPONSIBILITIES:
A.    Owner shall provide access to exits, light, ventilation, heating, plumbing, water,adequate lighting, electricity, adequate locks and keys, reasonable insulation, a mailbox, garbage receptacles, smoke detectors and fire extinguishers.
B.    On move in, Owner shall install light bulbs on every light fixture, thereafter; light bulbs will be replaced by Tenant.
