Basement of single family home with private access in quiet neighborhood. 1130 Square feet and has 2 bedrooms, 1.5 bathrooms, kitchen, dining nook, living, 1 car garage, and basement level patio. The Front and backyards are available for the tenants use but may be occasionally used by the upstairs (main level) visitors. The main level of the home and the main (double car) garage is used by the property owner or short term rental guests. Utilities (Gas, Electric, Water, Sewer, & Internet) are paid by the landlord but tenant will pay a pre-negotiated amount of the utility cost (typically 75% of total utility cost. Most recently this was $325 p/mo).

Qualification Requirements are:   

*Applicants who do not meet minimum screening standards will not be approved.

*Applicant must have current photo identification and a valid social security number

*Applicant's monthly household income must exceed approximately three times the rent. All income must be from a verifiable source.  Unverifiable income will not be considered. Applicants must receive positive references from all previous landlords for the previous 5 years.

*Applicant may not have any evictions or unpaid judgments from previous landlords.

Applicant must exhibit a responsible financial life.  Credit score must be a minimum of 600.

*A background check will be conducted on all applicants over 18.  Applicant’s background must exhibit a pattern of responsibility. There is a $39 fee for the background check. 

*Applicant must be a non-smoker

*Pets are not allowed

*Occupancy is limited to 2 people per bedroom.
