Security Deposit
**Security Deposit and Cleaning** Tenant agrees to pay a security deposit in the amount of $2,350 prior to occupancy. The security deposit is held to ensure Tenant’s full and faithful performance of all lease terms. Upon move-out, the property must be returned in clean condition, including but not limited to floors, appliances, bathrooms, cabinets, and all surfaces. A non-refundable cleaning fee of $300 may be deducted from the security deposit if the property is not returned in comparable condition, excluding normal wear and tear. Any damages beyond normal wear and tear, including but not limited to holes in walls, stains, broken fixtures, or neglected maintenance, will be deducted from the security deposit. Tenant agrees that cleaning and repair costs may be charged at reasonable market rates. Remaining deposit funds will be returned in accordance with Utah state law after move-out inspection and itemized deductions, if any.
