• Landlord Responsibilities: Major repairs are handled by the landlord; the tenant is responsible for prompt maintenance reporting. (You MUST report something to me when it goes wrong or you notice it.  I will promptly address the issue, but if I don't know about it I can't fit it) 

• Notice Requirements: A minimum of 30-day notice is required for lease renewal or termination.

• Entry Policy: The landlord will try to provide 24-hour notice for entry whenever possible, except in emergencies.

• No Subletting: Subleasing or lease assignment is not allowed.
