Nice little house in Cottonwood Heights. It is 5 minutes to Big Cottonwood Canyon and 10 to Little Cottonwood.  You can walk 10 minutes to catch the #72 bus or either of the ski buses.  5 minutes to the 6200 S exit off I-215.  Grocery shopping is close going either west (Dan's) or south (Smiths).  This is a 2 bedroom 1 bath home.  It was originally a 3 bedroom but the master was expanded and a walk in closet added.  It has a single bathroom and 2 bedrooms which makes it ideal for a couple, or single person.  There are a few stairs to access the house but the interior is all on one floor. 

It has a nice side by side refrigerator, gas range,  garbage disposal, and dishwasher. It has gas heat, gas fireplace, and central air. There is a very nice front loading washer and dryer. It has a spacious 2 bay garage, with garage door opener, and lots of storage space for bikes or camping gear or whatever. It is definitely large enough for a truck or suburban. The yard is large and completely xeriscaped for low maintenance and water usage. All planter beds and the garden area are watered with an automatic sprinkler system.  It has a large covered side porch which is great for BBQ or just sitting in the shade and watching life.  There is a dog door and we are open to accepting well bahaved pets with an additional $400 deposit per animal and $25 per animal pet rent.  Deposit is $1500 and is fully refundable if the property is returned in the same, or better, condition than when you moved in.  We accept one year lease or month to month but prorate the deposit return for the first 6 months.  If you move out in two months you can only expect 1/3 deposit return.  We also utilize a rebate program.  At the end of one year if the rent has been paid on time and there is no damage we will return $600.  We do not charge application fees but we will run a criminal and credit background check at the tenants expense after we have selected a tenant and prior to move in.  We are currently finishing a full refurbish of the interior of the house. It has been completely professionally repainted and mostly new flooring. new interior pictures will be available soon. We anticipate that it will be ready for occupancy by the end of March 2026 and possibly sooner.  We like to develop a long term relationship with out tenants. Our last tenant was with us for 12.
