Smoking, vaping, or the use of any tobacco, e-cigarette, or marijuana products is strictly prohibited inside the home or garage. Tenants who smoke may do so outdoors only, away from doors, windows, and ventilation openings, and must properly dispose of all cigarette waste. Violations of this policy are considered a lease violation and may result in: Forfeiture of all or part of the security deposit to cover cleaning, deodorizing, or damage remediation costs. Professional remediation charges for removal of smoke odor or residue from walls, flooring, HVAC systems, and furnishings. Possible termination of the lease for repeated or severe violations under Utah Code § 57-22-5 (Tenant Obligations).

Security Deposit
A $3,000 security deposit is required at lease signing. $2,250 of the deposit is refundable, pending satisfactory move-out inspection and fulfillment of lease terms. $750 is non-refundable and will be applied toward professional cleaning, maintenance preparation, and administrative costs associated with re-rental. In accordance with Utah Code § 57-17-1, the refundable portion of the deposit will be returned within 30 days after lease termination, provided the tenant leaves the property clean, undamaged (beyond normal wear), and with all rent and fees paid in full. Any deductions for damages or cleaning beyond the normal scope will be itemized and documented in writing.
