This Pet Policy is made part of the Lease Agreement between Landlord and Tenant: Pet Approval: Pets are permitted only with prior written approval of Landlord. Approved pets must be listed in the lease addendum, including type, breed, age, and weight. Pet Deposit & Fees: Tenant shall pay a non-refundable pet deposit of $1,000. Pet Restrictions: No more than 1 pet is permitted. Pets must weigh no more than 30 lbs. No exotic or wild animals are permitted. Tenant Responsibilities: Tenant shall keep all pets properly licensed and vaccinated. Tenant shall keep the premises free of pet waste and odor. Tenant shall not allow pets to create excessive noise, disturbances, or damage. Pets must not be left unattended in common areas. Liability: Tenant assumes full responsibility for any damage caused by pets. Tenant shall be responsible for any injury caused by pets to third parties. Landlord reserves the right to revoke pet privileges if violations occur. Move-Out: Upon move-out, Tenant must restore the property to a clean, odor-free condition. Any damage beyond normal wear and tear will be deducted from the security deposit in addition to the non-refundable pet deposit.
