Renter criteria: The following are standards that will be used to judge you application for tenancy. You must meet the following standards to qualify for a rental within our management group of properties. Applicants are judged on the same standards, one person or family at a time, on a first come first served basis.
Application- $45 non-refundable application fee- Each applicant/cosigner/tenant over 18 is required to pay an application fee. Cosigners for applicants are subject to the same rental criteria. Additional $100 non-refundable fee required at time of application to be either used to be applied to total deposit amount at lease signing, or to be kept by management if applicant finds other accommodations.
Identification- All Applicants over the age of 18 must provide current legal photo identification at the time application. Must have social security number for each applicant over the age of 18.
Employment- Employment will be verified. At a minimum, employment history should reflect a minimum of four months with current employer. Self-employed applicants must provide a current CPA prepared financial statement, or most recent tax return. Full-time students can qualify with written verification of financial aid, parental support, scholarships, and/or supplemental savings equal to 6 months of rental payments.
Income- The combined gross income of all persons living in the rental must be 3 times the monthly rental rate. Applicants that do not meet the above employment or income requirements must provide a cosigner and/or savings account statements showing a minimum balance qual to 6 months of rental payments. Employer will be verified
Rental History- Applicants must provide name, address, and dates of tenancy for previous landlords for the past 2 years. An application will not be approved if there are any previous evictions, defaults in the lease agreements, untimely rental payments over 30 days, or outstanding balances owed to another apartment community.
Credit History- Your credit must reflict that all accounts are current and up to date. Application for tenancy will be denied if you have filed bankruptcy within the past 3 years. Any bankruptcy must have been discharged at least 2 years from the date of application. Any collections or judgement accounts must show as being paid in full.
Criminal History- Your application will be rejected if you have been convicted for any type of crime that would be considered a serious threat to the rental property, other residents or neighbors.
