1. Approval Required No pets are allowed on the premises without prior written approval from the landlord. Any approved pet must be listed in writing in the lease or pet addendum. Unauthorized pets may result in lease violation and removal of the animal. 2. Number and Type of Pets Tenants are limited to a maximum of one(1) pets unless otherwise approved in writing. Allowed pets may include: Cats Dogs Small caged animals (hamsters, guinea pigs, etc.) Not permitted: Aggressive or dangerouss Reptiles larger than typical terrarium pets 3. Vaccination and Licensing All pets must: Be current on vaccinations Be properly licensed according to local laws Be free of fleas and parasites Proof of vaccination or licensing may be requested by the landlord. 4. Pet Supervision Pets must be under control at all times. Pets may not roam freely on neighboring properties. Excessive noise (barking, whining, etc.) is not permitted. 5. Tenant Responsibility for Damage Tenants are fully responsible for any damage caused by their pets, including but not limited to: Flooring damage Scratches on doors or walls Odors or stains Yard damage Repair costs may be deducted from the security deposit or billed to the tenant. 6. Waste Cleanup Tenants must immediately clean up pet waste from the yard, common areas, and surrounding property. Failure to do so may result in lease violations. 7. Safety of Other Animals on Property The property may have other animals present, including the landlord’s indoor/outdoor cat. Tenants agree to ensure their pets do not harass, chase, or harm other animals on the property. 8. Pet Deposit / Fee If applicable: Pet deposit: $250 (refundable unless used for pet-related damage) 9. Revocation of Pet Privileges The landlord reserves the right to revoke pet approval if a pet: Causes property damage Disturbs neighbors Displays aggressive behavior Repeatedly violates this policy Tenants must remove the pet from the property if approval is revoked. 10. Liability Tenant assumes full responsibility and liability for their pet and agrees to indemnify the landlord against any claims or damages caused by the animal.
