What do we look for in an applicant?

--Gross Annual Household Income limits depend on household size. Property Manager can help you determine if you qualify. Housing Vouchers are accepted.

--Good Rental Reference for at least 2 years or past home ownership. (If not, or no rental history, you will be required to pay a higher than 1-month deposit)

--We will conduct a Background Check and Credit Check for each adult over 18 on the application. (Criminal history with a Felony background, previous Eviction(s) outside of Covid mandates and Outstanding Debts to any Landlords are grounds for denial of an application.)

--To qualify your credit score has to be 550 or better.

--You must be employed at your job at least 1 year or have at least 1 year of employment references working in the same field.

$45 Application Fee (Non-Refundable) to be paid online before we can process your application. Applications are kept on file for 60 days.

Standard Deposit is the same as First Month’s Rent (No Rental Reference will be an automatic double deposit = First Month’s Rent x 2)
