PET POLICYA maximum of two pets may be permitted with the property owner’s prior written approval. Approval is not automatic and will be considered individually based on the pet’s type, breed, age, size, temperament, training, vaccination history and the applicant’s rental history. Dogs and cats must be house-trained and at least 12 months old unless otherwise approved in writing.For each approved pet, the tenant must pay a one-time, nonrefundable pet fee of $500 and monthly pet rent of $65. The pet fee and first month’s pet rent must be paid before the pet occupies the property. Pet rent is considered additional rent and is due with the monthly rental payment. These charges do not limit the tenant’s responsibility for pet-related damage, cleaning, odor removal, pest treatment or other expenses exceeding the amounts paid.Applicants must provide a current photograph and description of each pet, including its breed, age, weight, vaccination records and veterinarian information. Proof of current rabies vaccination and all legally required licenses must be maintained throughout the tenancy. Pet screening and references from a prior landlord or veterinarian may be required.Only pets identified and approved in writing may reside at or regularly visit the property. Pet sitting, fostering, breeding, boarding, kenneling or caring for unapproved animals is prohibited. Visiting and replacement pets require advance written approval. Approval of one pet does not constitute approval of another.Tenants must maintain renters insurance throughout the lease term, including liability coverage for injuries or property damage caused by their pets. Proof of coverage may be required before move-in and upon renewal. The tenant accepts full responsibility for each approved pet and any injury, loss, nuisance or property damage it causes.Pets must not create excessive noise, odors, aggressive behavior or any condition that disturbs neighbors or interferes with another person’s quiet enjoyment. Dogs must be supervised and leashed outside any securely enclosed area. Pets may not roam freely, remain tethered unattended or be left outdoors for extended periods. Tenants must promptly remove and properly dispose of pet waste from the lawn, landscaping and surrounding areas.The tenant is responsible for protecting the home, flooring, doors, trim, walls, screens, lawn and landscaping from pet-related damage. Scratching, chewing, staining, digging and repeated indoor accidents are prohibited. The property must remain sanitary and free from fleas, ticks, excessive hair, waste and pet odors. Any required extermination, deodorizing, carpet treatment, professional cleaning, repair or replacement resulting from a pet will be charged to the tenant.Pets may not be left unattended for unreasonable periods or confined in a manner that creates a risk of damage or distress. Appropriate crates, gates or protective measures should be used when necessary. The tenant must immediately report any pet bite, attack, injury, property damage or complaint involving an approved pet.If a pet becomes aggressive, dangerous, destructive, unsanitary, repeatedly disruptive or otherwise violates this policy, the owner may require corrective action or removal of the pet, subject to the lease and applicable law. Failure to disclose a pet, obtain written approval, pay required charges or comply with this policy may constitute a lease violation.This policy applies to household pets. Assistance animals are not pets and will be evaluated separately as reasonable-accommodation requests under applicable fair housing laws. Pet fees, pet rent and pet restrictions will not apply to a qualified assistance animal; however, the tenant remains responsible for actual damage caused by the animal.All approvals, conditions and exceptions must be documented in a written pet addendum signed by the tenant and property owner before the pet occupies the premises.
