What do we look for in an applicant?

All persons over 18 years of age must be on the application. Any persons under 18 may be listed as dependent(s)

EACH PERSON will need to submit the following:
* Current Driver's License, Photo ID, or Passport
* Social Security Card or tax document with the full 9-digit social security number
* Most Recent Pay Stubs for Past Month
* Employment verification for the last year

If the above documents are not submitted with your application, the application process may be delayed.

If you receive funds from State or Federal Benefits (i.e. Disability, Social Security, Retirement) Award letters must be submitted with your application

Qualifications:

Minimum 550 credit score
Net monthly income of at least 2.5x the rent
Satisfactory background and credit screening
2 years satisfactory rental history or previous homeownership
Most recent pay stubs for the last 6 weeks
Valid photo ID and Social Security Card
$45 non-refundable application fee per adult
Security Deposit: One month's rent.

Conditional Approval: Applicants who do not meet all standard qualifications may still be considered for conditional approval. Alternative terms may include a double security deposit and/or qualified guarantor/co-signer.

All applications are subject to income eligibility, screening requirements, and management approval.
