Non-refundable Application fee is $50.00 due per applicant. Any individual age 18 and older who will reside in the property must complete their own application to be screened, as well as guarantors. (married couples may complete one application; however, the Application Fee is still on a per applicant basis).

Security Deposit & one-time non-refundable Administrative Fee are due once the application is approved. The amount of the Security Deposit will range from one months' rent to two months' rent based on the applicant’s screening results. The one-time non-refundable Administrative Fee is $350.00. Both Fees must be received to take the property off the market.

Small pets allowed with weight & breed restrictions to include but not limited to: No Pit-bull, Rottweiler, Chows, Dobermans, German Shepherd or any mix thereof or as directed by the Landlord/Owner and or Agent are to be allowed at the property.

2. Proof of income:
• 3 most recent pay stubs
• 3 most recent Leave and Earnings Statements (LES) for Active Duty Military
• Self-employed – six consecutive months of bank statements, plus Profit & Loss business statement
• Other income – SSI, SSA, offer letter on letterhead, official child support statement, pension and other source of income
NOTE: Any 3rd party employment verifications, such as The WorkNumber, are to be paid and provided by the applicant.

3. Review: Information provided by the applicant on the application will be verified and used as a basis for the following review and may be given out to third party upon request.
• Income**
• Outstanding Debts**
• Employment History
• Credit Report
• Rental History: (minimum of 1 year)
• Other documentation as so required and or requested.
**A formula maybe used to determine whether the application has sufficient monthly income to pay the rent for the property in question: Monthly debt payments + proposed rent divided by monthly gross income should be approximately 38% debt – to –income ratio in order to receive an acceptable rating for this category. This is an industry accepted ratio.

-Tenant is responsible for all utilities.
-Move-in date must be within one month of receiving rental application.
