## Homeownership FAQ

**1. How does “rent to own” work?**

We are pleased to offer rent-to-own options in our communities. The process works similarly to a home purchase because you own the home from day one.

You make a monthly payment, and provided all payments are made on time for the agreed-upon timeline, you own the home at the end of the contract. Payment amount and timeline depend on the terms, but we can be flexible in structuring a rent-to-own plan that works for you.

**2. What if I buy a home and want to leave after a few years?**

The big advantage of buying instead of renting is that each month you are making an investment in your home. Think of it like a savings account that you contribute to each month when you make your payments.

If the time comes when you are ready to move, you can sell your home and “cash in” that investment. The homes in our communities often increase in value over time because housing demand in our region continues to grow while rent increases are limited. When you sell, you may benefit from both the equity you have built and any increase in the value of your home.

**3. Can you help me sell my house if I decide to sell?**

Yes. Our sales team would be happy to work with you to help list, market, and sell your home.

**4. If I buy my home, can I move it to a new location?**

If you own your home outright, yes. If you have a loan with another lender, they may have restrictions around moving the home during the term of the loan. Our rent-to-own contracts usually require the home to stay in place during the term of the agreement.

**5. Do you have a minimum down payment?**

We try to make sure any home agreement is affordable and works for you long term. Minimum down payments depend on credit, terms, and the home you are buying.

Please let us know what type of down payment is affordable for you, and we will do everything we can to make it work.

**6. Why can’t I just rent one of your homes?**

For the good of our communities, we want to welcome homeowners who are personally invested in the community. Homeowners tend to take better care of their properties than someone who is “just renting.”

We are working to build communities, not just provide housing. We want residents who share a vision of being part of a positive and supportive community.

**7. Can I buy a home with a roommate?**

In general, it is usually best to buy a home as an individual or married couple. Tenant-in-common ownership can be complicated, and lenders often do not like to work with that structure.

What can work in a roommate situation is for one person to buy the home and the other person to rent from the homeowner. We do have some restrictions around renters in our communities, so please let us know what you are considering.

**8. Do you have recommended lenders?**

Yes. We encourage prospective buyers to reach out to multiple lenders, since shopping around is often the best way to find good rates and terms.
