RENTAL CRITERIA
- Property Tour: Photos may not fully represent the unit. A tour with our property manager is required before applying. Virtual tours are available for additional applicants. Max two residents per bedroom. Pets must meet the property manager.
- Pet Policy: Max two pets per unit, each under 45 lbs. Pets must be registered, vaccinated, spayed/neutered, and approved by the property manager.
- Confirm Your Needs: Verify lease start date, tenancy length, parking, storage, and pet needs with the property manager before applying. Delays may affect processing.
- Credit Score: A 700+ credit score is required, with no negative credit issues or open bankruptcies.
- Income Requirements: For market-rate apartments, combined monthly income must equal or exceed three times the cost of housing obligations. MFTE/MHA units have different requirements. Exceptions apply for Section 8/subsidized applicants (SMC 14.08.040(F)).
- Application: Each applicant must submit: a completed application; government-issued photo ID (for adults over 18 or emancipated minors); three years of rental history; employment/income verification (or rental subsidy) and proof of two recent payments. Three years of consistent employment is preferred, but educational or equivalent history is considered.
ADDITIONAL DOCUMENTATION
We may request recent tax returns (for self-employed); proof of bank deposits/investment earnings; documentation of additional income (e.g., child/spousal support, trust funds); proof of income consistency/employment length; evidence of regular investment earnings or government support; or any other income sources (SMC 14.08).
APPLICATION & FEES
The application is incomplete until both the application and holding fees are paid, and all requested information is submitted. The non-refundable application fee covers tenant screening. Groups are processed once all members submit their applications. After all documents and fees are received, a portal link will be sent for the holding fee. The rental remains available until the holding fee is paid. If denied, the holding fee is returned.

TREATMENT OF STAFF
Applicants are expected to treat staff respectfully. Failure to communicate about rescheduling or lateness, or a lack of care towards staff, may result in application rejection.
