$150 utility/convenience fee includes High speed wireless internet, heat and central air, water, sewer, garbage and recycling. Total amount collected each month will be $1200 per month.

A separate application is required for each person 18 years old and older.  There is no application fee

This rental amount is for a maximum of 2 adults. More adults than 2 will require an extra fee.

Minimum Qualification Standards

Any Occupant 18 years or older must apply separately. Tenancy will be granted to the most qualified applicant based on our qualification standards.  Applications may be denied if applicant does not meet the following standards for Qualification:

Applicant must have current photo Identification and a valid SS #.

Minimum household Income must exceed 2.5-3x the rent.

All income must be from verifiable sources.  Unverifiable income will not be considered.

Applicant must receive positive references from all previous landlords for the previous 5 years.

Applicant may not have any prior evictions or unpaid judgments from previous landlords.

Applicant must exhibit a responsible financial life evidenced by a credit score of 600 or higher with nothing in collections.

If applicant is being seriously considered, you must pay for a Screening which includes a background check will be conducted on all applicants over 18 which evidences a pattern of responsible and civil behavior.  

Renter’s Insurance is Required

Occupancy limit for this unit is limited to 2 persons per bedroom.

At our discretion compensating factors such as an additional security deposit or co-signer may be required for qualification if the applicant or applicants fall short of meeting any of the qualification requirement
