Screening

Every application is screened. We obtain a consumer credit report, review eviction and criminal history for each adult applicant, and verify income from documents.

• All occupants 18 and older must submit a separate application
• Minimum gross household income of 2.75x the monthly rent
• Minimum credit score 620; scores of 580–619 are approved with an additional deposit equal to one month's rent
• No eviction judgments within the past five years — dismissed actions are not counted
• Occupancy limit of two persons per bedroom plus one

Pets are considered on approval with a signed pet addendum: $35 per month pet rent, $300 additional deposit, two animals maximum. Assistance animals are not pets and are not subject to the addendum, pet rent, pet deposit or the two-animal limit; those requests are handled as reasonable accommodation requests under the Fair Housing Act.

Credit check fee — $23 per adult applicant, covering our actual cost of the consumer credit report. You will be told before the report is run and given a copy of it. If we do not obtain a report on you, the $23 is refunded. If you provide your own consumer credit report less than 30 days old, there is no charge.
