TENANT RESPONSIBILITIES:

--->If lease for 6+ months, deposit will be same as rent (oac).
--->Deposit is fully refundable after cleaning, patch/paint, carpet cleaning, or any other services required for damages as a result of your tenancy.
• Tenants responsible for utilities (include high-speed internet).
--->If lease under 6 months, utilities will be added to ledger each month at $160 and due with rent.
--->If lease for 6+ months, utilities must be moved to tenant name.
• Monthly professional cleaning required and completed by our cleaners, at cost to tenant (to ensure home and furnishings well-kept).


LEASE INITIATION FEE (One-Time): $150


APPLICATION PROCESS/CRITERIA:
• $40 fee per adult 18+.
• Minimum 625 credit score and clean background.
• Income should be minimum 3x rent (combined of all adult applicants).
• Will require proof of income and 2 references per adult applicant (1 employer and 1 previous landlord).
• Will required photo of each applicant's State ID, Driver's License, or Passport.
