A PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902 (2.5), COLORADO REVISED STATUTES AND IF THE PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE OR CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE TENANT SCREENING REPORT.

Application Fee: $65 per app
Admin Fee $200.00
Security Deposit: One month’s rent (Please note that in some instances, a double deposit may be required)

Provide a copy of your most recent pay stub or offer letter if applicable. Disability income must include a copy of the award letter. Income taxes must be verifiable through pay stubs, employer contracts, or tax records. All other income, including self-employment, must be verifiable through tax records or six months bank statements. For Housing, VA, or other voucher programs, the amount of assistance will be considered part of your monthly income to figure the proportion. Child or spousal support must be verified through a registry and have six months’ worth of payments made through that registry to be used as income.

All residents will be enrolled in Resident Benefits Package (RBP) for $29.99/month and the Building Protection Plan of $11/month which includes credit building, HVAC air filter delivery (for applicable properties), move-in concierge service, on-demand pest control, and much more! A security deposit will be required before signing a lease.

All Reflection Realty Property Management properties are strictly No Smoking, No Vaping, and No Marijuana use properties. All residents will be automatically charged a monthly $10 Maintenance Hotline fee. Additional deposits, qualifications, and/or fees may be applicable.

Pets okay, $300.00 pet deposit per pet and pet rent $35.00
