Optional Fees:

Application Acceptance Criteria:
1. Credit above 650
2. Income to rent ratio is 2.0X or greater
3. No previous evictions in the last five years, up to 2 late payments in a 12-month period
4. Must meet the Colorado Rental Fairness Act -No conviction within the last five years or any conviction or deferred judgment at any time related to methamphetamine, registered sex offender. Homicide and related offenses, and stalking.

The landlord accepts Portable Tenant Screening Reports (PTSRs) in compliance with Colorado’s ‘Rental Application Fairness Act,’ provided the report was prepared by a consumer reporting agency within the last 30 days, complies with the Fair Credit Reporting Act (FCRA), and includes all required details such as credit history, criminal background checks, eviction history, and employment and income verification, without charging the tenant additional application or screening fees.
