1. Pet Allowance and Maximum LimitsThe Tenant is permitted to keep a maximum of two (2) approved pets within the leased premises. No additional animals, including offspring of approved pets, may be kept or temporarily boarded on the property without prior written consent from the Landlord. This applies only to the specific pets approved in this document; any replacement or addition requires a new application and approval.2. Restricted BreedsDue to property insurance liability restrictions, certain high-risk dog breeds are strictly prohibited. The Landlord does not permit the following breeds, including any mixed breed containing a predominant lineage of the following:Pit Bull Terriers / American Staffordshire TerriersRottweilersDoberman PinschersChow ChowsAkitasPresa CanariosWolf-hybridsNote: The Landlord reserves the right to request a veterinarian’s breed determination if a dog’s lineage is in question.3. Required DocumentationPrior to the pet moving into the premises, and annually upon lease renewal, the Tenant must provide the Landlord with the following documentation:Veterinary Records: Proof of current vaccinations, including a valid rabies certificate.Spay/Neuter Verification: A veterinary certificate confirming the animal has been spayed or neutered.Local Licensing: Proof of current municipal licensing as required by the city or town where the property is located.Identification: A clear, recent color photograph of the pet for the Landlord’s records.4. Tenant Rules and ConductThe Tenant is solely responsible for the actions of their pet(s) and must strictly adhere to the following conduct rules:Leash and Control: All dogs must be kept on a leash and under physical control by a responsible adult at all times when outside the rental unit or in any shared common areas.Waste Management: The Tenant must immediately pick up and properly dispose of all outdoor pet waste. Cat litter boxes must be kept inside the unit, cleaned regularly to prevent odors, and pet waste must not be flushed down the toilets.Noise and Nuisance: Pets must not cause a nuisance or disturbance to neighbors. Excessive noise, including prolonged barking or howling, constitutes a lease violation.Aggressive Behavior: Pets must not exhibit aggressive behavior towards any person or other animal. Any verified aggressive incident may result in immediate revocation of pet privileges.Supervision: Pets must not be left unattended on balconies, patios, or in shared outdoor spaces. If maintenance is scheduled, the Tenant must either be present, secure the pet in a crate, or remove the pet from the premises during the work.5. Financial Liability and Damages (Massachusetts Compliance)Pet Rent: In accordance with Massachusetts law, the Tenant agrees to pay an additional monthly pet rent of $50 per approved pet, which will be added to the standard monthly rent payment.Damage Liability: The Tenant is financially responsible for any and all property damage caused by the pet(s) that exceeds normal wear and tear. Repair costs will be deducted from the Tenant's standard security deposit upon move-out. If the cost of repairs exceeds the security deposit, the Tenant remains legally liable for the remaining balance.6. Exemptions for Assistance AnimalsThis policy does not apply to legally recognized Service Animals or Emotional Support Animals (ESAs). If the Tenant requires an assistance animal, they must submit a formal reasonable accommodation request and provide appropriate documentation from a qualified medical or mental health professional in accordance with Fair Housing laws.
